消息人士表示,尖沙咀新铺王原由本地一名实业家族持有,今次为英皇国际与业主直接交易。该铺位实用面积约1212尺,建筑面积约1400尺,现时均租予英皇珠宝。
据悉,英皇珠宝租用广东道6号及8号铺的租约期还有两年,明年会有少许加租幅度,月租由140万加至143万元。市场估计,单是广东道6号及8号铺的市值租金约200万元,若计入广东道4号铺三个铺位租金市值约300万元。
美联工商铺行政总裁黄子华认为,今次交易反映自由行对香港经济的威力相当大。预期今次天价交易可以令投资者更有信心,来年铺位售价会上升逾10%至30%,核心区铺位售价也可能会倍升。
